Roof Cleaning Liverpool

Roof Treatment & Moss Prevention in Liverpool

Roof treatment in Liverpool is a biocidal application that slows moss, algae and lichen regrowth after cleaning. Applied to a clean roof, it keeps killing new growth for months — so the roof stays clean far longer than after washing alone. It's the finishing step that protects the results of a proper clean.

Cleaning a roof is only half the job. Without treatment, moss spores — which are in the air everywhere in Merseyside — start recolonising the tiles as soon as the roof is damp again. That's why a roof can look green within a year or two of a plain wash.

A biocidal treatment changes that. Applied evenly across the clean roof, it keeps killing moss, algae and lichen for months after the visit, dramatically slowing regrowth. The roof stays cleaner for far longer, and when it does eventually need attention, a light maintenance wash is all it takes.

Treatment works best on a freshly cleaned roof, which is why we include it as standard with our roof cleans — but it can also be applied on its own to a roof that's already in reasonable condition.

How does roof treatment work?

  1. Assess the roof

We check the roof's condition — treatment needs a reasonably clean surface to work properly.

  2. Clean if needed

If there's heavy growth, we clean first; treatment on top of thick moss won't reach the tile.

  3. Apply the biocide

The treatment is applied evenly across the whole roof surface.

  4. Leave it working

No rinsing needed — the treatment keeps killing regrowth for months. Gutters are cleared before we go.

Why treat your roof?

Much slower regrowth

Moss, algae and lichen take far longer to re-establish on a treated roof.

Keeps working for months

Unlike a plain wash, the treatment stays active long after we've left.

Easier future cleans

When the roof does need attention again, a light wash is enough — no deep clean required.

Protects your investment

The clean you paid for lasts, instead of greening up within a year or two.

What affects the price?

We quote every treatment individually. The main factors are:

Factors that affect the price
FactorWhy it matters
Roof sizeMore area means more product and more application time.
Roof conditionHeavy existing growth needs cleaning first, which adds a step.
AccessHeight and obstacles affect how long application takes.
Standalone vs with a cleanTreatment alone is quicker; with a full clean it's part of the package.
Product coverageSome roof profiles need more product per square metre.

Frequently asked questions

What is a biocidal roof treatment?

It's a liquid treatment applied to the roof that kills moss, algae, lichen and other organic growth. Unlike a wash, which removes what's there, the biocide keeps working for months after application — killing new spores as they land. It's the same principle behind the treatments used on commercial buildings and monuments, scaled for a residential roof.

How long does the treatment last?

The treatment stays active for months after application, killing regrowth through several wet seasons. Exactly how long the roof stays clean depends on shade, trees and aspect — but it's dramatically longer than an untreated wash. When growth does eventually return, it's light surface algae rather than deep moss, and a maintenance wash deals with it quickly.

Is the treatment safe for plants and pets?

We protect your garden before applying treatment — wetting down beds, covering delicate planting and rinsing everything afterwards. The product targets organic growth on the roof surface and breaks down over time. Keep pets indoors while we work and until the roof has had a rinse from the next rain, and mention any ponds or vegetable patches when you book.

Do I need a full clean before treatment?

The treatment needs to reach the tile surface to work, so heavy moss has to be removed first — applying biocide on top of thick moss is a waste. If your roof only has light staining, we can often treat with just a wash. We'll assess it honestly: if a full clean isn't needed, we won't sell you one.

Will treatment stop moss forever?

No — and be wary of anyone who says otherwise. Moss spores are constantly in the air in our climate, so regrowth is inevitable eventually. What treatment does is slow it dramatically: instead of greening up within a year or two, the roof stays clean for a long stretch, and what returns is light and easy to deal with.

Does rain wash the treatment off?

No. Once applied and given time to soak in, the treatment bonds to the surface and isn't washed away by normal rain — in fact, rain helps it keep working by keeping the surface damp, which is when the biocide is most active against new growth. We just avoid applying it in heavy downpours, when it could run off before it's had time to take hold.
